TOWNSHIP OF SOUTH FRONTENAC BY-LAW NUMBER 2013-17
BEING A BY-LAW TO AMEND BY-LAW NUMBER 2003-75, AS AMENDED,
TO REZONE LANDS FROM RURAL (RU) ZONE TO SPECIAL WATERFRONT RESIDENTIAL ZONE (RW-34), SPECIAL WATERFRONT RESIDENTIAL ZONE (RW-35) AND SPECIAL LIMITED SERVICE RESIDENTIAL-
WATERFRONT ZONE (RLSW-93); PART LOTS 23 & 24, CONCESSION X, DISTRICT OF BEDFORIh(DENEAULT) WHEREAS, the Municipal Council of the Township of South Frontenac deems it
expedient to amend By-law Number 2003-75 as amended, as it relates to parcels of land
located in Part of Lots 23 & 24, Concession X of the District of Bedford.
NOW THEREFORE THE CORPORATION OF THE TOWNSHIP OF SOUTH FRONTENAC BY ITS COUNCIL, HEREBY ENACTS AS FOLLOWS:
- THAT Schedule (D’ to Zoning By-law Number 2003-75 as amended, is hereby further amended by changing the zoning from Rural (RU) Zone to Special Waterfront Residential Zone (RW-34), Special Waterfront Residential Zone (RW35) and Special Lunited Service Residential-Waterfront Zone (RLSW-93) for those lands shown on the attached map designated as Schedule “I”.
THAT a new section RW-34 (Part Lots 23 & 24, Concession X, Bedford District-
Deneault be added immediately followmg section RW-33 (Part Lot 22, Concession VII, Bedford District - Greenslade), to read as follows: “RW-34 (Part Lots 23 & 24. Concession X. Bedford District - Deneault^
Notwkhstanding the zone regulations in section 8.3.1 or any other provision of this By-law to fhe contrary, on the lands zoned Special Waterfront Residential (RW-34) Zone, the following provisions shall apply: Water Frontage (Minimum)
85 metres (279 ft.)
The uses permitted in the RW-34 zone are subject to a site plan agreement to be entered into between the owners and the municipality and registered on the title of
the property, specifying siting of all buildings and septic systems at a location at least 30 metres from the inland wetland, 15 metres from the top-of-bank of the inland wetland and 120 metres from the Provincially Significant Wetland wifhm WolfeLake.
All other provisions of this By-law shall apply.” 3.
THAT a new section RW-35 (Part Lots 23 & 24, Concession X, Bedford DistrictDeneault be added immediately followmg section RW-34 (Part Lot 22, Concession X, Bedford District - Deneault), to read as follows: “RW-35 fPart Lots 23 & 24^Concession X, Bedford District - Deneaulf)
NotwithsEtanding fhe zone regulations in section 8.3.1 or any other provision of this By-law to the contrary, on the lands zoned Special Waterfront Residential (RW-35) Zone, the following provision shall apply: The uses permitted in the RW-34 zone are subject to a site plan agreement to be entered into between fhe owners and the municipality and registered on the title of
the property, specifying siting of all buildings and septic systems at a location at least 30 metres from the inland wetland, 15 metres from the top-of-bank offhe inland wetland and 120 metres from the Provincially Significant Wetland within Wolfe Lake and at the northwest portion of the lot. All other provisions of this By-law shall apply.”

THAT a new section RLSW-93 (Part Lots 23 & 24, Concession X, Bedford
District- Deneault) be added immediately following section RLSW-92 (Part Lots 23 & 24, Concessions VI & VII, Loughborough District - 073650 Ontario Inc. Beach), to read as follows:
RLSW-93 (Part Lots 23 & 24, Concession X. Bedford District - Deneaultt Notwithstanding the zone regulations in section 10.3.1 or any other provision of this By-law to the contrary, on the lands zoned Special Waterfront Residential (RLSW-93) Zone, the following provisions shall apply: Water Frontage (Mmimum)

The uses permitted in the KLSW-93 zone are subject to a site plan agreement to be entered into between the owners and the municipality and registered on fhe title of the property, specifying siting of all buildmgs and septic systems at a location at least 30 metres from the inland wetland, 15 metres from the top-of-bank of the inland wetland and 120 metres from the Provincially Significant Wetland within Wolfe Lake.
All other provisions of this By-law shall apply." 5.
THIS BY-LAW shall come into force in accordance with sections 34 and 41 of
the Planning Act, RSO 1990, either on the date of passage or as otherwise provided by sections 34 and 41. Dated at the Township of South Frontenac this fifth day of March, 2013. Read a first and second time this fifth day of March, 2013. Read a third time and finally passed this fifth day of March, 2013.
