TOWNSHIP OF SOUTH FRONTENAC BY-LAW NUMBER 2013-34
BEING A BY-LAW^ TO AMEND BY-LAW NUMBER 2003-75, AS AMENDED,
TO REZONE LANDS FROM URBAN RESIDENTIAL-FIRST DENSITY ZONE
(UR1LTC’COMMUNITY FACILITY ZONE (CF); ENVIRONMENTAL
PRO.TECTION _ZON1E <EP); RESIDENTIAL ZONE (R); SPECIAL RESIDENTIAL ZONE (R-27); AND SPECIAL RESIDENTIAL HOLDING ZONE (R-27-H): PART LOTS 9 AND 10, CONCESSION IX, DISTRICT OF STORRINGTON: OUELLETTE
WHEREAS, the Municipal Council of the Township of South Frontenac deems it
expedient to amend By-law Number 2003-75 as amended, as it relates to a parcel of land located in Part of Lots 9 and 10, Concession DC of the District of Storrington.
NOW THEREFORE THE CORPORATION OF THE TOWNSHIP OF SOU FRONTENAC BY ITS COUNCIL, HEREBY ENACTS AS FOLLOWS:
L TH^T schedule ‘H’to Zoning By-law Number 2003-75 as amended, is hereby farther^amended by changing the zoning from Urban Residential-First Density Zone CUR1) to Community Facility Zone (CF); Environmental Protection Zone
(EP), Residential Zone (R); Special Residential (R-27) Zone; and Special Residential Holding Zone (R-27-h) for those lands shown on the attached map designated as Schedule “I”.
- THAT Zoning By-law number 2003-75 as amended is hereby further amended by adding a new section R-27 (Lots 9 and 10, Concession IX, Stomngton - Ouellette Subdivision), immediately after section R-26 (Lot 3, Concession IV,
Loughborough District - Valleyview Estates), to read as follows: R-27 (Part Lots 9 and 10. Concession IX. Storrineton District - Ouellette Subdivision)
Notwithstanding the provisions of section 12.3.1 or any other provision of this
By-law to the contrary, on the lands zoned Special Residential Zone C^-27), the following provisions shall apply. Zone Regulations . .
Lot Frontage (Minimum) Front Yard (Minimum)
50 metres (164 ft.) 12 metres (40 ft.)
All other provisions of this by-law shall apply.
- THAT Zoning By-law number 2003-75 as amended is hereby further amended by adding a new section R-27-h (Lot 10, Concession DC, Stomngton - Ouellette Subdivision), immediately after section R-27 (Lots 9 and 10, Concession DC, Storrington District - Ouellette Subdivision), to read as follows: R-27-h (Part Lot 10, Concession K, Stornneton District - Ouellette Subdivision)
Notwithstanding the provisions of section 12.3.1 or any other provision of this
By-law to the contrary, on the lands zoned Special Residential Holding Zone (R27-h), the following provisions shall apply. Zone Resulations . 9
Lot Frontage (Minimum) Front Yard (Minimum)
50 metres (164 ft.) 12 metres (40 ft.)
No development is permitted on the lands identified on Schedule ‘!’, which is a circle 40 metres in diameter, until a Stage 4 archaeological excavation of the site is undertaken in accordance with the Archaeological Assessment Report, dated October 11, 2011, by Abacus Archaeological Services and until a concurrence letter from the Mmistry of Tourism, Culture and Sport is issued at which time the
Holding (‘h’) symbol may be removed from the zoning map by amendment to this By-law.
All other provisions of this by-law shall apply. 4. THAT THIS BY-LAW shall come into force in accordance with section 34 of
the Planning Act 1990, either on the date of passage or as otherwise provided by sections 34 and 41.
