TOWNSHIP OF SOUTH FRONTENAC BY-LAW 2021-20 BEINGA BY-LAWTO AMENDBY-LAW2003-75, AS AMENDED,TO REZONE LAND FROM RURAL (RU) TO RURAL - SPECIAL PROVISION (RU-62) ON LANDS DESCRIBEDAS 984 LELANDROAD, PARTOF LOT22, CONCESSION9, DISTRICTOF LOUGHBOROUGH:GREEN

WHEREAS pursuant to the provisions of Section 34 of the Planning Act, RSO 1990 as amended, the Council of a Municipality may enact by-laws regulating the use of land and the erection, location and use of buildings and structures thereon;

ANDWHEREASBy-law2003-75 being the Zoning By-lawregulates the use of land and the erection, location and use of buildings and structures within the Township of South Frontenac;

AND WHEREAS the Council ofthe Corporation ofthe Township of South Frontenac considered all written and oral submissions received on this application, the effect of which helped Council make an informed decision;

NOW THEREFORE, the Council ofthe Corporation ofthe Township of South Frontenac, hereby enacts as follows:

THAT Schedule “B”,to Zoning By-law Number 2003-75 as amended, is hereby hirtheramended by changingthe zoningfrom Rural (RU) to Rural - Special Provision (RU-62) for the lands shown on Schedule “1”.

THAT Zoning By-law number 2003-75 as amended is hereby further amended byaddinga newsection RU-62 (984 Leland Road, Partof Lot22, Concession 9, District of Loughborough - Green) immediately after Section RU-61 (1024

Hidden Valley Lane, Part of Lot22, Concession 11 , District of Loughborough Ruttan) to read as follows:

RU-62 (984 Leland Road, Part of Lot 22, Concession 9, District of Loughborough- Green)

Notwithstanding the provisions of Section 7 or any other provision ofthis By-law to the contrary, on the landszoned Special Rural (RU-62), the following provisions apply:

The existing single detached dwelling may be enlarged to include a secondary dwelling unit.

The P.l’imary and secondary dwelling units within the single detached

dwe//;ng shall be accessed by the same driveway, and be serviced by a shared sewage system and well.

. An additionaldwelling unit in an ancillary building that is serviced by its .

own separate driveway, sewage system and well is permitted. The minimum setback from the front lot line for an additional dwellina unit

in an ancillary building shall be 20 Metres (65. 6 ft. ). All other provisions of this by-law shall apply. 3.

THIS BY-LAW shall come into force in accordance with Section 34 of the

Planning Act, 1990, as amended, either upon the date of passage or as otherwise provided by said Section 34.
