Approval of Minutes – February 14, 2019

a)

Approval of Minutes - February 14, 2019 Resolution No. 2013-14-3 Moved by Mike Howe Seconded by Ken Gee THAT the South Frontenac Township Committee of adjustment hereby approves the minutes of the February 14, 2019 meeting of the Committee. Carried

New Consent Applications:

a)

S-03-19-S York Part Lot 7, Concession 9, being Part 1 on Plan 13R1524, District of Storrington, Township of South Frontenac, a vacant property which has frontage on Larry York Road and Battersea Road for consent of a conveyance of a lot addition of 0.4 acres from a vacant parcel to enlarge a developed lot municipally addressed as 4901 Battersea Road. Discussion: K. Gee recommends approval as this matter is pretty straight forward. N. Roberts noted that he visited the site and recommends approval. Resolution No. 2013-14-4 Moved by Mike Howe Seconded by Norm Roberts THAT the South Frontenac Township Committee of Adjustment hereby approves consent application S-03-19-S by William York to convey a 0.4 +/- acre lot addition to property in Part Lot 7, Concession 9, being PArt 1 om Plan 13R1524, District of Storrington, municipally known as 4901 Battersea Road, subject to conditions. Carried

b)

S-04-19-S Harmsen Part Lot 20, Concession 2, municipally addressed as 4107 Moreland-Dixon Road, District of Storrington, Township of South Frontenac. For consent to

Minutes of Council March, 14, 2019 create one new vacant lot consisting of approximately 5.3 acres with frontage along the south side of Moreland-Dixon Road.

Discussion: No discussion. Resolution No. 2013-14-5 Moved by Ray Leonard Seconded by Tom Bruce THAT the South Frontenac Township Committee of Adjustment hereby defers making a decision on consent application S-04-19-S by Harmsen Construction Inc. to allow KFL&A Public Health an opportunity to review and provide comments pertaining to the septic requirement once conditions are favourable for undertaking a site visit. New Minor Variance Applications:

a)

MV-04-19-B Wylie Part Lot 5, Concession 2, being Parts 1 & 2 on Plan 13R18846, 104B Brooks Lane, Thirty Island Lake, District of Bedford, Township of South Frontenac. To reduce the waterbody setback from 30 metres to 12.65 metres to permit the construction of a new 47m2 deck at the south side of the cottage. The existing decking has been removed by the owner. No construction is proposed to the existing cottage at this time. The applicant is seeking relief from Section 5.8.2a Flooding and Shoreline Erosion Hazards which requires a 30 metre setback from the high water mark. Discussion: No discussion. Resolution No. 2013-14-6 Moved by Ray Leonard Seconded by Tom Bruce THAT the South Frontenac Township Committee of Adjustment hereby approves minor variance application MV-04-19-B by Michael & Jane Wylie, Part Lot 5, Concession 2, Being Parts 1 and 2 on Plan 13R18846, District of Bedford, Township of South Frontenac, municipally known as 104B Brooks Lane, Thirty Island Lake to permit construction of a new 47m square deck to an existing dwelling at 12.65 metres from the highwater mark of Thirty Island Lake. Carried

b)

MV-05-19-S Harmsen Part Lot 20, Concession 2, 4107 Moreland-Dixon Road, District of Storrington, Township of South Frontenac. To reduce the minimum lot frontage from 76 metres (250 ft.) to 64.7 metres (212.33 ft) as per Section 7.3.2 Rural Zone to permit the creation of one new vacant lot. Discussion: No Discussion. Resolution No. 2013-14-7 Moved by Tom Bruce Seconded by Ray Leonard THAT the South Frontenac Township Committee of Adjustment hereby defers making a decision on Minor Variance application MV-05-19-S by Harmsen Construction Inc. to allow KFL&A Public Health an opportunity to review and provide comments pertaining to the septic requirement once conditions are favourable for undertaking a site visit. Carried
